One region, one set of rules

Yorkshire and the Humber — West Yorkshire, South Yorkshire, North Yorkshire and the East Riding, from Leeds, Sheffield and Bradford to York and Hull — all sits inside the single legal jurisdiction of England and Wales. Whether the lender is in Harrogate and the borrower in Leeds, the same contract law governs the loan, the same courts hear any dispute, and one properly drafted agreement covers it. The builder reads each person’s postcode and confirms the jurisdiction automatically.

Example: a Leeds deposit loan

Kath and Peter, in Harrogate, are lending their son £24,000 toward a flat in Leeds — his salary covers the mortgage, but city-centre deposits have outrun what he could put by. The agreement they sign does three quiet jobs: it fixes a monthly repayment that starts after completion, it records that the money is a loan, not a gift (his sister will one day thank them for that clarity), and it gives the mortgage lender the honest answer it will ask for about where the deposit came from.

That pattern — family money meeting Leeds, Sheffield or York prices — is the most common family loan in the region. The rest look familiar too: a car for work across the Dales where the bus won’t take you, help between contracts, seed money for a stall at Kirkgate Market.

What family lending looks like here

Yorkshire and the Humber is where family money still goes a long way — and where it moves for more reasons than a deposit. The average home across the region cost £209,000 in May 2026 on the official UK House Price Index, up 4.3% on the year — which puts a 10% deposit near £21,000 and a fifth of the price around £42,000, against roughly £109,000 for the same share of a London home. That gap changes the shape of the loans. A parent’s £20,000 doesn’t just help in Leeds; it can be the whole difference between renting in Holbeck and owning in Morley.

The region’s economy writes the rest of the lending stories: a deposit loan for a first flat near the Leeds financial district, where salaries are strong but prices have followed; help toward a house in Sheffield, where advanced manufacturing keeps young families in the city; a start-up loan for a workshop unit in Bradford or a café in Hull’s old town, where premises are still affordable enough for a family to bankroll; and in York, where heritage-market prices run well above the regional average, parents topping up what a local salary can save. Each of these is the same legal object — a simple loan between family — and each deserves the same page of signed clarity.

What the agreement should pin down

  • The amount and the date the money moves — with a payment reference on the bank transfer so the advance is provable.
  • The repayment plan — instalments or a single date, and what happens if a payment is missed.
  • Interest, if any. There’s no statutory cap between family members; the builder warns (never blocks) at 25%+. Remember interest you receive is taxable income.
  • Loan, not gift — stated in terms. It protects the borrower’s siblings, the lender’s estate planning, and everyone’s memory.
  • Signatures from both sides — electronic signing is valid in England and Wales, and it’s how LendRight finishes the job.

If repayment stalls in Yorkshire and the Humber

Money claims start online wherever you live — through Money Claim Online or the County Court Money Claims Centre — and claims up to £10,000 usually go to the small claims track, built for people without solicitors. If an in-person hearing is ever needed, it’s listed at a hearing centre convenient to the defendant: in this region that means courts such as Leeds Combined Court Centre, Sheffield Combined Court, and the county court hearing centres at York, Bradford and Kingston-upon-Hull. If a judgment still isn’t paid, enforcement runs through the same county court machinery — warrants of control, attachment of earnings — executed locally. In practice, a signed agreement plus a bank record usually ends the conversation long before any of that.

Under the Limitation Act 1980 you generally have six years from a missed due date to bring a claim on a simple contract — one more reason the agreement should set real dates.

Scotland and Northern Ireland — a different story
